Starting as a commissioned commercial real estate broker in his father’s firm (formerly Tony Perry Commercial Real Estate Group) in 1988 after working literally "in the trenches" for a commercial general contractor following college, Joe learned the business literally from the "ground up".
In 1994 Joe started an affiliate company, J.M. Perry Development Corp., which developed office and industrial build-to-suits as well as market-rate multi-family residential subdivisions. This led his focus to a very specialized segment of the multi-family development business with the advent of the use of Federal Tax Credits to develop senior housing developments around the Midwest. Since the first project in 1994, this entity has developed, owned and managed nearly $100 million in senior housing and health care projects with renowned institutional investor/Limited Partners such as RBC Capital Markets, JP Morgan/Chase and Boston Capital.
Joseph Perry
Besides directing the development, ownership and management of his own portfolio of senior housing and health care assets, he has also been principally involved in projects totaling over nearly $1 billion for the financing and development of health care, multi-family, senior independent living, assisted living, and hospitality facilities and businesses.

Currently, Joe focuses on the pursuit of select new strategic development opportunities nationwide, as well as originating SBA, conventional commercial credit, HUD/agency, CMBS, and equity credit facilities for the financing of hospitality, retail, office, industrial and multifamily properties nationwide, for select industry peers.

In 2024, Joe launched a AI-enabled fintech company, SBANav, LLC, which originates and processes SBA 7a and 504 loans nationwide.

In 2004, at 37 years old, Joe was inducted into the University of Illinois at Chicago Entrepreneurship Hall of Fame.
The Entrepreneurship Hall of Fame is the oldest and most prestigious program honoring Chicago-area entrepreneurs.

Personal Background
Joe was born in 1967 into the classic Italian-American family, and attended Eastern Illinois University and University of Colorado, studying journalism.
Joe lives in the Streeterville neighborhood in Chicago and is actively pursuing his "Professional" designation in competitive bodybuilding (NPC/IFBB "Physique" Class). Joe has published a lifestyle/training/cookbook, "Full-Filled", which "Cracks the Code for Moderating Your Diet and Lifestyle for a FULL-FILLED Lifestyle" (available at www.fullfilledlifestyle.com) or at link on this site's Home Page. He enjoys weight training, snow skiing, tattoo art, traveling, cooking, great wines (when not training for a competition), spending as much time as possible on his custom Harley Davidsons, and boating on Lake Michigan. But Joe mostly enjoys being an extremely proud and devoted single-dad of his teenage daughter, Giovanna.
